3.1 Nature of Services

Pinnacle 8 Investments sources, renovates, and sells fully licensed HMO (Houses in Multiple Occupation) properties in Liverpool, UK. We facilitate the connection between investors and housing association-managed properties with long-term lease arrangements.

3.2 No Financial Advice

The information provided on our website and through our services is for general informational purposes only. We do not provide financial, investment, tax, or legal advice. All investment decisions should be made after seeking independent professional advice appropriate to your circumstances.

3.3 Property Transactions

All property purchases are subject to separate legal contracts between the buyer and seller. These Terms do not constitute or form part of any property sale agreement. Individual property transactions will be governed by their own terms, agreed upon through the conveyancing process with independent solicitors.

3.4 Yield and Return Information

Rental yield figures and return projections quoted on this website are based on current market conditions and existing lease arrangements. While yields are backed by housing association leases, we cannot guarantee future performance beyond the terms of the specific lease agreement. Property values can go down as well as up.
